What causes the cracks?

In most of the driveways seen across the Northern New Jersey (NJ) area, shallow cracks are an indication that your driveway needs attention. These cracks are formed from asphalt fatigue, either from age, excessive use, erosion, freezing and thawing, or the UV rays in sunlight. These cracks may become potholes due to rainwater penetrating the cracks and expanding and contracting during the freeze-thaw cycle. If you have cracks along the edge of your driveway, it is usually caused by vehicles running off the edge without anything supporting the asphalt such as Belgium block curbing. The installation of Belgium block curbing will usually prevent this from happening. What are your options?

Some pavement deterioration can be solved with crack filling and sealcoating. Sealcoating is a cost-effect short term solution for driveway beatification for pennies per square foot that will make you proud to return home each night. Haskell Paving recommends sealcoating every 1-2 years.

However, there are forms of damage that call for more concern. Without ongoing sealcoating and crack filling maintenance, water may enter through small surface cracks creating potholes and deep structural damage, which undermines the substrate. A driveway with excessive potholes, cracking or rutting would benefit from complete removal of the existing material and installation of new pavement.

In some situations, your driveway may not require complete removal and replacement.

A long-term and cost-effective solution to a failing asphalt driveway that does not require complete replacement is asphalt resurfacing. This is sometimes referred to as overlay. Asphalt resurfacing is usually recommended for driveways that are 10-15 years old.

Overlay is effective in correcting two types of asphalt failure. The first are grade depressions which result in standing water on the pavement. The second is called an alligatored area which appears as interconnecting cracks forming a series of blocks resembling an alligator's skin. If you notice either of these types of asphalt failure in your driveway, asphalt resurfacing may be your best option. Early detection of these types of asphalt failure is the key to using the resurfacing asphalt paving method.

When is patching a viable option?

According to experts at Haskell Paving, patching is more common if your driveway is plagued by small potholes. Driveway patching is more of a temporary solution and a method to hold off further damage untill you prepare to replace your driveway. Potholes usually form when water seeps into the driveway through the cracks and deposits under the surface. As winter comes and freezes the stored water, the water expands causing the driveway cracks to widen. Once the ice melts, the pavement is left with gaping voids. To temporarily seal these voids, you can use small amounts of asphalt to act as patches. However, a pavement with potholes should be definitely evaluated for resurfacing, complete removal or replacement.
